TERMS AND CONDITIONS
These Booking Terms apply to the business named The Munroe Inn (under the “Booking with” section of the Booking Confirmation and the “ Provider Information” in the confirmation correspondence), our officers, employees, and agents (“We”/”Us”/”Our”) and the person or legal entity making the Booking or to whom we supply services in respect of the Booking (“You/Your”). By making a Booking, you are deemed to accept these Booking Terms. Adherence to Terms The owners have a right to terminate a booking without refund if guests do not adhere to our terms, conditions, policies, and house rules or behave in any way that is abusive, dangerous, and generally unacceptable to any other guest or member of staff. Safety and Security Guests must follow instructions about the safety of themselves and others at all times. Guests are expected to make themselves aware of fire evacuation procedures and not undertake any activity that may cause risk of fire or injury to themselves, others, or property. Guests must ensure when leaving the property that they close bedroom windows, ensure that the main entrance door is closed properly behind them, take precautions to secure their property, and ensure fire escape routes stay unobstructed at all times. Guests must also ensure all lights and AC are turned off before leaving. Please note we do not take any responsibility for the security of your vehicle (s) or valuables. Please also ensure that any keys issued to you stay in your possession until the time of your departure, when they must be handed back to the owners/staff. Private Areas Guests are asked politely not to enter areas marked ‘private’ at any time. Arrival and Departure Check-in time is 3.00 pm unless otherwise agreed in writing, and check-out is 10 am unless agreed otherwise. All outstanding costs incurred by you during your stay must be settled before departure. Availability In the rare case that, due to unforeseen circumstances, we cannot deliver your requested accommodation, you will be offered alternative accommodation if possible or a full refund of any monies paid by you. This is the limit of our liability. Rates and Prices Our published rates are prices per room per night (USD) that reflect a 3.5% cash discount. The discount is not available for credit or debit cards, only for cash/cheque forms of payment. The price difference will be added to your payment as a non-cash adjustment (NCA) if payment is made by a credit or debit card. Rates do not include other optional service costs you may choose to incur during your stay (unless otherwise stated). Rates quoted are correct only for the specific number of guests, nights and dates shown, and special services (optional). Should you change the number of guests, dates, or nights, then the rates may be subject to change. Payment Options A 3.5% cash discount is not available for credit or debit card payments, only for cash/cheque forms of payment. We usually take payment for your stay no sooner than 2 days before your arrival if you opted out of a cash discount option. You can mail us a cheque 7 days before arrival or pay cash upon arrival. Please advise us about your payment preference. If we do not hear from you about a preferred payment option, the default payment will be a credit card payment, and it will not receive the cash discount, and you will be responsible for fees of 3,5% associated with the discount. Special Events and Special Dates Bates Parents Weekend and Bates Commencement weekend rates are subject to change, minimum two nights stay, and rates will be confirmed by us no later than 5 months before the event date for any reservation made 300 days or more in advance. Please note that we cannot be responsible for Bates’ events changes. We will try to accommodate each guest with an existing reservation for any change of dates for Bates' events at the same rate. Please note that reservations for Bates Commencement and Bates Parents weekends require full payment of the reservation 30 days before your arrival. We send payment confirmation once we have charged your card or received a payment by cheque. Third-Party Booking Bookings made through resale agents (Expedia, Booking.com, Orbitz, Hotel.com, ect.) may be subject to differing terms and conditions in force at the time of booking. Still, our Terms and Conditions will prevail over the terms of a resale agency. Reservations made 10 months or more in advance do not guarantee the rate. Rate confirmation will be advised by email no later than 5 months before the check-in date. Liability Other than for death or personal injury caused only by our negligence or misrepresentation, our total liability to you is limited to the price of the Booking and to the fullest extent permitted by law. All warranties are excluded, and we will not be responsible for any indirect or special damages. We will not be liable for failure to perform to the extent that the failure is caused by any factor beyond our reasonable control. You are responsible for any damage or loss caused to us or our property by your act, omission, default, or neglect, and you agree to indemnify us and to pay us on demand the amount reasonably required to make good or remedy any such damage or loss. Flexible reservations For reservations under Force Majeure, where guests cannot stay as intended. We will seek to arrange in this order: new dates for a future stay (different rates may apply), a voucher issued by us for a future stay for the initial value paid, or a full refund of any prepayment/deposit of cash discount payment, or if paid by a credit card guest will be responsible for fees of 3,5% associated with the discount. Substantial changes and cancellations by the client We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation, or non-arrival; guests are reminded that no exceptions to the above conditions will be made and that any booking made with us for either accommodation or goods, services, meals or drinks that are pre-booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover unexpected costs such as cancellation fees. Cancellation by the Guest We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation, or non-arrival; guests are reminded that no exceptions to the above conditions will be made and that any booking made with us for either accommodation or goods, services, meals or drinks that are pre-booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover unexpected costs such as cancellation fees. A “substantial change” means a change of date, a change to duration of stay, or a reduction in the number of rooms by 25% or more of the rooms originally booked. Any substantial change to or cancellation of a booking must be notified in writing. Notice of cancellation or substantial change will only be effective on the day that it is received in writing. For all cancellations and substantial changes notified within 7 days of arrival, we are entitled to charge a fee of 100% of the full cost of the first night’s arrangements of the affected rooms. For all cancellations and substantial changes notified within 2 days of arrival, we are entitled to charge a fee of 100% of the total cost of the rooms affected. Vacancies caused by early departures are considered cancellations. Full payment of reserved stay is expected, and no full or partial refund will be given. No-shows and cancellations made on the day of the guest’s arrival will be charged in full. Bates Parents Weekend Cancellation is 30 days advance notice to avoid a fee of 100% of the full cost of the affected rooms' first night arrangements. Bates Commencement Weekend Cancellation is 45 days advance notice to avoid a fee of 100% of the full cost of the affected rooms' first night arrangements. Where any change or cancellation changes the number of group members, we will recalculate the cost of the arrangements and re-invoice you accordingly. Cancellation by Us If we need to cancel a booking, we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we can assist you in booking you into another local bed and breakfast of the same or lower grading in a similar standard of room(s). Our liability will not extend beyond these conditions. Force Majeure Except where otherwise expressly stated in these booking conditions, we regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by, or you otherwise suffer any damage or loss due to “force majeure.” In these Booking Conditions, “force majeure” means any event we could not foresee or avoid, even with all due care. Such events may include war or threat of war, riot, civil strife, terrorist activity or actual threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire, contagious diseases, and all similar events outside our control. Lost Property We are happy to return items that have been left following departure. However, there will be a minimum charge of $15.00 to cover postage and packaging. Damages Guests are responsible and liable for any breakages or damages that you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to charge the guest’s credit card, or we may send you an invoice for repair or making good if the damage or breakage is significant. We may make an additional charge if you do not report this. Lost keys A $15 charge will be applied for each lost key. Pets We are dog dog-friendly facility, but your pet must be under supervision at all times. An extra cleaning fee applies. Service Animal Handlers Rights and Responsibilities We do not deny service to dog handlers to stay at the property because they require a service animal; they generally don’t have to disclose their disability or what causes their disability; they must be willing to confirm that the animal is a service animal and attest to what task the animal performs, but they must have their animal under control either on a leash or by verbal command if they are unable to use a leash and they must pick up after the animal and dispose of waste appropriately, they need to request to accommodate service animals before arrival at least 24 in advance, and maximum Stay for guests with service animals is maximum 3 days. Because we are a small facility, we accommodate all our guests with the best service in mind to ensure convenience for everyone. We ask all animals’ handlers to ensure dogs barking is under control, when on the premises unless the dog’s barking is a sign that medical attention to the dog’s handler is needed. Please provide the Innkeeper with any details you might think they need to know to assure safety of our guests and their animals. We will offer the same level of quality and value for services and products. That includes making the handler feel safe, welcome, and understood. Children Children are welcome at The Munroe Inn, but they must be supervised by parents or adult careers with particular emphasis on the safety of themselves and others and respect for other guests' privacy and belongings. Noise Guests are expected to be considerate of others by generally keeping noise to a minimum, especially at night. Televisions and music must be at acceptably lower levels after 10 pm. Guests entering and leaving the property late at night or early in the morning and using the common areas should do so quietly. Smoking We remind guests that smoking at The Munroe Inn is against the law, and smoking is prohibited anywhere inside the building. Containers with sand are located by the carpark steps to accommodate guests who wish to smoke. Guests must ensure that cigarettes/cigars are extinguished properly. Missing Items We reserve the right to charge for missing items. Termination Policy We reserve the right, at its discretion, to terminate, without notice, an individual’s stay was deemed necessary through unacceptable behavior or as a result of actions that are likely to endanger or offend others (Please note that non-compliance with our nonsmoking policy may constitute termination). In such circumstances any outstanding account must be settled, and no refunds will be made. Lodging Tax All published rates are Not inclusive of Maine Lodging Tax at the current rate. All right reserved We reserve the right to amend these terms and conditions at any time. We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you. If any provision of this agreement is unenforceable by a court of competent jurisdiction, the other provisions shall remain in full force and effect.
